Real Estate Transactions

The attorneys of Mancini, Kodumal & LeGrow P.L.L.C. provide effective representation for clients in the negotiation of agreements of sale and the preparations for, and attendance at, real estate closings and settlements for properties in Delaware County, the rest of the five county Philadelphia area and throughout Pennsylvania.

We have represented sophisticated business entities selling shopping centers and multi-family apartment complex properties to investor purchasers, as well as first-time homebuyers purchasing a single family residence as their “starter” home. Often we are called up to assist clients as they resolved “tangled titles” and other complex problems involving title to or the ownership of real estate.

We have prepared sale agreements, leases, deeds, mortgages, easements, and a wide range of other real estate agreements and instruments for commercial, industrial, and residential transactions, along with related documents such as assignments, licenses, indemnification agreements, and other agreements.

We have also drafted and reviewed numerous forms of condominium and homeowner association documentation, including Declarations of Condominium, Association Rules and Regulations, etc.

Real Estate Litigation

Real estate disputes often arise and can occur over virtually any issue. Litigation may be necessary to resolve property issues such as:

  • Landlord-tenant disputes
  • Conflicts over boundary lines
  • Damage to a home from the neighbor’s fallen tree
  • Flooding due to an improperly designed or constructed stormwater management system
  • Fraudulent concealment or the failure of a seller to disclose known property defects to a buyer, and similar problems
  • Mortgage foreclosures and foreclosure defenses

While we are able to settle many disputed issues through negotiations, other matters are litigated and taken to court if necessary to protect our clients’ interests.
